For the 2023 assessment (and 2024 taxes payable), the assessor considered sales that occurred between October 1, 2021, and September 30, 2022. Sales after September 30, 2022 will be considered for establishing estimated market values for the 2024 assessment (and 2025 taxes payable).
Only open market, arms-length sales are used to establish estimated market values for property tax purposes. Open market, arms-length sales are those that are exposed to the market and where the buyer and seller are knowledgeable and acting in their own best interest. Sales such as foreclosures, certain estate sales, sales between relatives, and sales where the buyer or seller acted under duress are a few examples of sales not considered open market, arms-length transactions.
